Planned Maintenance
KMI A/C and Heating will provide the following services:
Cooling inspection (1) will be performed before cooling season. Heating inspection (1) will be performed before heating season. Operation inspections (2) will be performed between cooling and heating inspections. Customer will be provided with a written report of findings and recommendations for repairs after each visit.
Cooling Inspection
- Check condenser coil
- Check and change filters as needed (*4 times a year included)
- Check unit safeties
- Check electrical connections
- Check refrigerant levels
- Check for visual leaks
- Check motor operations (amps, volts, etc.)
- Check thermostat operation and program
- Check and clean drain pan as needed
- Check drive belt and replace as needed (* 1 time a year included)
- Check and log operating pressures
- Check for failed or troubled components
- Check for excessive vibration
- Check and lubricate bearings as needed
Heating Inspection
- Check heat operation
- Check and clean burners as needed
- Check electrical connections
- Check unit safeties
- Check and change filters as needed *
- Check motor operations (amps, volt, etc.)
- Check thermostat operation and program
- Check drive belt and pulley
- Check heat exchanger
- Check for failed or troubled components
- Check for excessive vibration
- Check and lubricate bearings as needed
Operation Inspection (included on quarterly maintenance only)
